The task

For two consecutive years, we have been commissioned to build "box in box" offices in the halls of existing industrial parks. The halls have been completed with a facade suitable to accommodate office blocks, and the projects have been carried out on a design & build basis, based on a layout plan and associated technical specifications agreed by the Tenant. Starting from the existing industrial floor, the offices had to be designed and built with a complete supporting structure and in an expandable manner. Tight deadlines required precisely defined requirements, but a professional Contractor always knows the key to a successful job.

The construction

The work process typically starts with the construction of the supporting structure, followed by the prefabricated walls and trusses, and then the classic finishing work such as plastering, painting, cladding and the installation of internal windows and doors. Electrical and mechanical installations also play a major role in the projects. Dust protection was a priority during the construction phase and was provided by a tarpaulin structure suspended from the roof, which served to ensure a smooth separation between the construction work and the day-to-day operation of the halls.

Handover

Our aim has always been to achieve a short and quickly correctable list of defects, facilitated by thorough interim and continuous quality control. This extra energy invested has significantly accelerated and streamlined the technical handover process.

Construction in a functioning building always requires more flexibility, more patience and the joint efforts of all parties involved - Investor, Tenant, Contractor. We still have a good relationship with the Tenants, thanks to the competence and commitment of the staff working on the project on their side.
